New Scope
No order is placed before payment is received. Client pays actual trade cost — zero product markup. Sourcing fee invoiced alongside each product purchase.
Important Notes
A Note on Rate
As someone I know personally, I've structured this engagement at a rate that reflects our relationship and my genuine interest in seeing this project done right. In exchange, I'd love your support in connecting me with others in your network who could benefit from Sparrow & Aire's services. This rate is specific to Phase 1 and does not carry forward to Phase 2 or the addition build.
GC Delay & Contractor Cooperation
If the general contractor or assigned trades are consistently unresponsive or uncooperative, causing the project to fall materially outside the agreed 5-week timeline through no fault of the Designer, Sparrow & Aire Studio reserves the right to pause or terminate services with written notice. All fees accrued through the date of notice are due immediately, prorated to the last active billing period. Designer is not liable for project delays attributable to contractor performance.
Client Assets Required
To ensure design work begins on schedule, the following must be provided within 48 hours of signing: existing floor plans for all zones, and inspiration photos per zone (minimum 3 to 5 images per space). Delays in providing assets may push the Week 2 delivery milestone.
Revisions
Two rounds of revisions are included per zone. A revision is defined as one consolidated set of feedback per round. Revisions that materially change the original design direction or scope are considered a redesign and billed at $125/hr.
Selections vs Sourcing
FF&E boards and material specification boards define the design vision: what goes in the space and what it should look like. These are design deliverables included in the flat fee. The actual sourcing, purchasing, and coordination of items is a separate service billed at 20% only on items handled through Sparrow & Aire.
PM-Only Scope
Whole-home WiFi installation and all window procurement and installation are PM-only scope, coordinated by Kimberly at the standard hourly rate. No design fee attached to these zones. Client makes selection decisions unless design services are specifically requested.
Modular Scope
Individual zones can be added or removed at the time of agreement signing. Fee adjusts by the zone price shown in the Zone Breakdown tab. Once the agreement is signed, scope changes require a written change order.
Self-Sourced Items
Items sourced directly by the client are not subject to the 20% sourcing fee. If the client requests Designer review or coordinate a self-sourced item for design conformance, a coordination fee of 10% of the item cost applies.
Permitting
All drawings and design documents are produced for design intent and internal coordination only. Permitting, code compliance, and all related consequences are the sole responsibility of the client.
